Glen Fishman is a Principal at 33 Development Management with more than 35 years of experience in residential and commercial real estate development. His work has included the planning and execution of over 7,800 residential units and numerous commercial projects across the Northeast and Mid-Atlantic.
Mr. Fishman has worked extensively in New Jersey, New York, Pennsylvania, Maryland, Delaware, Florida, Louisiana, Ohio, and Tennessee. He brings a hands-on, execution-driven approach to infrastructure development and lot delivery, with a focus on transforming underutilized assets into high-quality developments that serve both builders and the surrounding communities.
Jesse Wachtel
Jesse Wachtel is a Principal at 33 Development Management and a Principal of a family office focused on real estate and private investments. He brings extensive experience structuring, financing, and managing development projects,, with a disciplined, execution-oriented approach to underwriting and capital deployment.
Mr. Wachtel has worked across New Jersey, New York, Florida and Pennsylvania, partnering with landowners, developers, and capital providers to advance projects from acquisition through infrastructure development and lot delivery.
Tim Richardson
Tim Richardson is a real estate development executive with over 35 years of experience in land acquisition, underwriting, and residential community development. He has led acquisition strategy across New Jersey, the Tri-State region, and Florida for national homebuilders, institutional rental platforms, and private development groups.
Mr. Richardson brings a disciplined, execution-oriented approach to sourcing and advancing projects from feasibility through entitlement and delivery. His experience includes structuring land transactions, negotiating phased takedowns, managing due diligence, and coordinating with municipal stakeholders to mitigate risk and align projects with investment objectives.
Eric Hart
Eric Hart is an operations and logistics leader with more than a decade of experience at Amazon, where he managed teams of up to 700 employees and oversaw over $100 million in annual operational scope. He drove more than $600 million in cost savings through process optimization and efficiency initiatives.
At 33 Development Management, Eric supports project execution, cost control, and coordination across contractors, engineers, municipalities, and homebuilders, applying institutional operational discipline to enhance execution reliability and scalability across the firm’s residential land development platform.
